An agreement between a landlord and a tenant goes by the name of Tenant form. This is legally binding and the landlord is safe with a tenant form because his / her rights and the house are protected by it. This also prevents the tenant from abusing the property. Before signing the Tenant Form, the tenant must go through it fully so that he / she can decide if the terms and conditions stipulated in the Tenant Form can be complied with.
In general, bills pertaining to water, electricity, gas etc. are settled periodically by the tenant. This list includes cable and telephone bills also, if they are used by the tenant. In certain cases, the bills related to water and electricity are added to the rent itself but such instances may arise if the tenant stays in the house for a short period. This move is to avoid non-payment of these bills by the tenant. But tenant forms of long leases may not include these bills to the rent.
Signing of a Tenant Form by the tenant may accompany payment of a holding deposit that may be equal to one or two months of rent. This holding deposit is an insurance against any damage done to the house by the tenant and when the tenant vacates the house, repairs of the damage are carried out with this holding deposit and only the balance is repaid to the tenant.
The Tenant Form will clearly specify the date on which the tenant will pay the monthly rent. How the monthly rent is paid will also be clearly specified. In general, the tenant is not supposed to carry out any major renovation to the house. Some landlords may insist that pets should not be bred inside the house. This must be clearly discussed and sorted out so that this point does not become a contentious issue in future.
The tenant is supposed to keep the property neat and tidy by cleaning the house as and when necessary. If the landlord provides appliances like air-conditioners, geysers, etc., the Tenant Form will clearly specify how these appliances should be maintained. So before occupying the house, the tenant must check in the presence of the landlord, if the appliances are in working condition so that the initial repairs, if any, are carried out with the consent of the landlord or the landlord may also carry out the repairs and hand over the appliances in working condition.
It is the duty of the tenant not to miss paying the rent on time. It is the Tenant Form that protects the landlords from defaults in payment of rents. The Tenant Form also protects the house from being abused by the tenant. All people are not alike and it is, in general, a precautionary legal step to have a Tenant Form that guarantees the landlord that his / her house is safe and is not being misused. The Tenant Form may also forbid the tenant from using it for any other purpose other than living. In a nutshell, a Tenant Form is made with the intention of avoiding misunderstanding that may erupt between the landlord and the tenant.
